Reuse of Building Materials and Digital Information Management : A Case Study of Climate Impact at Balticgruppen AB (English)
Abstract [sv]

Abstract [en]

Reuse of building materials can contribute to more resource-efficient construction, but enabling future reuse requires access to relevant and structured information about building components. This study investigates how digital information management can support future reuse of building materials in tenant adaptation projects and thereby contributes to improved conditions for resource-efficient construction. The aim is to provide Balticgruppen with a decision-making basis regarding which building materials and components are relevant to prioritize, what information should be documented, and how this information can be structured and managed digitally.

The study was conducted as a combination of a literature review and a case study. The case study was carried out in a tenant adaptation project in an office building owned by Balticgruppen and included two floors. Project documentation and the BIM model were analyzed in Dalux to identify existing information about the building components. Material quantities were calculated based on project drawings and schedules. Climate impact calculations were then performed in One Click LCA for the analyzed building materials using a combination of generic climate data and manufacturer-specific EPDs. The climate impact was analyzed for life cycle modules A1-A3. The literature review was also used to assess reuse potential and identify information requirements.

The results show that glass partitions had the highest climate impact per m² among the analyzed materials measured by area and also showed good reuse potential. Among the doors, steel doors had the highest climate impact per door and good reuse potential. Textile carpets and acoustic ceiling tiles also showed good reuse potential, while gypsum boards had more limited reuse potential. To support future reuse, information regarding products, manufacturers, material content, dimensions, technical properties, age, condition, and assembly and disassembly should be documented.

The study proposes a digital structure in which a common data environment (CDE), digital twin, asset information model (AIM), unique IDs, and a digital material logbook are used to collect and link information about building components. The structure also creates opportunities for future integration with digital product passports (DPP). The results provide Balticgruppen with a basis for improving information management and creating better conditions for future reuse in tenant adaptation projects.
